Offer of Possession: An official letter/ intimation from the builder to its customers stating that the unit is ready for fixtures. It also includes the actual time of physical possession of unit subject to the clearance of all the dues by the customers.

Important Notes

  • Price are subject to revision from time to time at the sole discretion of the Company.
  • The BSP is exclusive of applicable taxes and GST on the sale/purchase. Allotment, Buyer Agreement or in relation to the project or any component thereof which shall be paid by the applicant/allotee in the manner set forth.
  • The buyer/customer have to deduct TDS at 1% (wherever property cost is 50 lakhs and above) out of the installment which is to be paid to us and to paid at TDS amount to the credit of Central Govt. The credit of the same will be reflected in your account once you submit the proof of payment of “TDS on purchase of Property” and issue us TDS Certificate in Form-16B.
  • Stamp Duty, Registration Charges, Convenience Charges, Miscellaneous expenses etc., shall be payable by the Allottee.
  • GST, Service Tax, VAT, Labour Cess and other Govt. duties/levies/taxes etc. would be payable as per the Govt. Rules and Regulations.
  • The booking is applicable as per the Builder Buyer agreement to be signed separately and it overrides all conditions mentioned here with.
  • In case of non payment or delay in payment of instalments the developer reserves the right to cancel the allotment or regularize the unit with interest from the due date.

OTHERS CHARGES/SPECIFICATIONS
  • Office Space: Bare Shell Raw Office Space.
  • Maintenance Security Charges Rs. 100/- per sq. ft. of Super area to be adjusted against security post 1 year
    after offer of possession. (To be paid extra )
  • For extra Power Backup Rs. 30000/KVA
  • 1.5 KVA Power Backup to be provided to each 240 sq. ft. Carpet Area.

Maintenance and regular operations to be managed by the subsidiary Maintenance agency of promoter, Common Area Maintenance (CAM) charges to be paid by allottee as and when asked by Maintenance agency Post possession on super area. (Rate to be decided by the Maintenance agency appointed by Promoter).
